What are home measurement services?

A measurement service is just what it sounds like: Based on what you want, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — generally a tape or laser measuring device. As they tour the house, they notate the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might sketch out the property. Then, the appraiser types up a report and a more detailed sketch showing the total living area of the home and the overall layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service necessary?

Real estate taxes

Property tax records frequently reflect the wrong area of a property because the values can come from many sources, and occasionally go unverified — meaning you may be paying for more square footage than you own! Unless a certified appraiser has executed a recent valuation or measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before disputing your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Marketing a listing

A measuring service will secure fair market value for your property. Area is one of the most important factors potential buyers look for when purchasing a house — but since these values are frequently estimated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price for your home, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your home or property is to refer to a previous appraisal or home measurement service performed by an appraiser (after any renovation that may have affected square footage).

Material for real estate agents

To make sure that your client's home sells at a price that properly reflects true market value, we advise requesting a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tactic for enticing potential buyers because they can review the layout and details of the property before and after touring.
